SDRE71-100: Residential Property Valuation for Property Professionals

Description

This subject develops advanced knowledge and professional judgement in residential property valuation, the field that employs more certified practising valuers than any other area of valuation in Australia. Building on previous valuation studies, it provides the theoretical depth and applied expertise required of professional valuers operating in residential contexts and developers of residential property. Students engage with the full range of residential property types encountered in professional practice: detached dwellings, waterfront and prestige properties, strata-titled townhouses and apartments, high-rise and walk-up developments, multiple dwellings on one title, and rural residential properties. The subject also covers valuations undertaken prior to construction, construction progress inspections, and gross realisation assessments used in property development feasibility analysis, with a focus on professional judgement in complex and uncertain market contexts. Students develop advanced practical skills through field-based learning, inspecting properties, undertaking market research, and preparing valuation reports to professional standards. The subject also develops a critical understanding of the professional, regulatory, and industry context within which residential valuers operate, including client expectations, risk management, compliance, professional accountability, and the role of technology in contemporary valuation practice, including artificial intelligence, automated valuation models, and other prop-tech tools used by practitioners. The subject prepares students for advanced practice in residential valuation and adjacent professional roles in mortgage lending, property development, agency, and risk advisory, and supports specialisation across other areas of valuation practice.

Learning outcomes

  1. Apply advanced residential property valuation principles and methodologies to assess the market value of a range of residential property types encountered in residential valuation practice and gross realisation assessments for residential development projects.
  2. Critically evaluate the professional, ethical, and risk management responsibilities of residential valuers, including obligations to clients, lenders, and third parties.
  3. Critically analyse the regulatory and industry context within which residential valuers operate in Australia, including contemporary and emerging developments in professional practice.
  4. Provide justifiable independent valuation assessments in complex or uncertain contexts, using reasoned argument supported by evidence.
  5. Produce valuation reports, and construction progress inspection reports to advanced professional standards for a range of purposes and audiences.
  6. Critique the role, capabilities, and limitations of automated valuation models, artificial intelligence tools, and other digital products in contemporary residential valuation practice.
